What Redfin measured

For April through June 2026, Redfin reported that 77% of Vero Beach homebuyers in its analysis searched to stay within the metropolitan area and 23% searched outside it. Across the nation, 4% of Redfin homebuyers searched to move into Vero Beach from another metro.

New York generated the most inbound search interest in Redfin's table, followed by Washington and Boston. Orlando, Cape Coral, and Sarasota led destinations among users searching away from Vero Beach.

The methodology changes the claim

Redfin explicitly says the data does not reflect actual moves. It is based on a sample of about two million Redfin.com users across more than 100 metro areas. A user had to view at least 10 homes in a three-month period, and rentals were excluded.

The responsible language is therefore 'search interest' or 'search behavior,' not migration, arrivals, or households that relocated. A search can represent curiosity, comparison shopping, future planning, or a move that never occurs.

Why the signal is still useful

Search patterns can help relocation clients anticipate where questions may come from. A New York or Washington buyer may need context on insurance, property taxes, seasonal occupancy, transaction customs, and the differences among the barrier island, mainland, and broader county.

The pattern can also guide educational content without claiming demand that the dataset cannot prove. It is a clue about attention, not a count of completed transactions.

Use it alongside housing evidence

Search behavior should be paired with current listings, closed sales, market time, and the client's actual brief. It cannot establish how much inbound buyers spent, where they purchased, whether they bought, or whether they became residents.
