The single biggest decision here is the one nobody arrives knowing about: the barrier island or the mainland. As of August 12, 2026 the island was asking a median $733 per square foot against $248 on the northern mainland — close to a threefold difference within the same county, for a drive to the same beaches of five to fifteen minutes (Altos Research). Whichever way you go, that choice sets your budget before anything else does.

The rest is detail that never appears in a listing: which streets carry deeded beach access, which buildings have an assessment coming, which communities require club membership as a condition of ownership, and which stretch of the county each address actually sits in. Indian River Shores, Orchid and Vero Beach are three separate municipalities on one island, and the town line changes who sets the rules around you.
