Three valid numbers that answer three different questions

Public housing pages can appear inconsistent when their labels are stripped away. Zillow reported a $362,300 typical home value for Vero Beach through August 31, 2026. Redfin reported a $345,022 median sale price for all home types in August. Realtor.com reported a $425,000 citywide median listing price in September. None of those figures should replace the others.

ZHVI is a modeled index for the typical value of homes in the middle of the market. A median sale price summarizes the homes that closed during a period. A median listing price summarizes the homes being offered for sale. Changes in which homes are listed or sold can move a median even if no individual property changed by the same amount.

Market pace also depends on the event being timed

Zillow reported 60 median days to pending through August 31. Redfin reported 96 median days on market in August and described a roughly 95-day path to pending over its recent three-month competitiveness window. Realtor.com reported 86 median days on market in September. These are not interchangeable clocks.

Pending measures stop when a contract is reached. Days on market can reflect provider-specific listing and status rules. A seller should therefore use the trend and the property-level comparable set, not assume that one broad number predicts the timing of a particular listing.

Negotiation indicators point in the same broad direction

The providers' negotiation measures differ in level but share a broad message: many transactions were closing below asking price. Zillow reported a 0.964 median sale-to-list ratio for July, 82.2% of sales under list, and 5.5% over list. Redfin reported a 93.3% sale-to-list ratio in August, 2.6% sold above list, and 29.9% of homes with price drops. Realtor.com described September sales at 96% of asking on average.

Those figures support careful offer and pricing work, but they do not establish a universal discount. Property condition, micro-location, financing, competition, and the accuracy of the original list price still control the individual negotiation.

What can be said with confidence

The public evidence describes a market with meaningful buyer choice and room for negotiation in many transactions, alongside a shorter marketing period than the prior year in Redfin and Realtor.com series. At the same time, the providers report different samples and definitions, so a single blended number would be false precision.

The appropriate use is a layered one: use broad public series to frame the conversation, then evaluate the property's direct competition, recent comparable sales, condition, carrying costs, and the seller's timing.
