The apparent contradiction
Realtor.com reported 2,100 active Vero Beach listings in September, down 12.03% from a year earlier. Redfin reported 119 August home sales, up 9.2% year over year. Zillow reported 1,343 for-sale inventory and 239 new listings through August 31 under its own coverage and definitions.
Fewer active listings and more completed sales can coexist. Inventory is a stock measured at a point or over a period. Sales are a flow of completed transactions. If homes close faster, fewer new listings arrive, stale listings leave the market, or provider coverage differs, the measures can move in different directions.
Do not force the providers into one inventory count
The difference between Realtor.com's 2,100 and Zillow's 1,343 should not be averaged or treated as an error without harmonized definitions. Portals can differ in geographic boundaries, deduplication, listing status, data refresh, and which property records qualify.
The responsible comparison is within each provider's series over time, while using cross-provider agreement only for broad direction. Here, Realtor.com's year-over-year decline establishes its own inventory trend. Zillow's figure is a separate current checkpoint.
What the combination can mean for buyers and sellers
For buyers, a lower active count does not eliminate leverage when sale-to-list ratios remain below 100% and price reductions are common. For sellers, higher monthly closings do not guarantee that any list price will work. Market time and competition still reward accurate positioning.
The combination supports a selective market, not a one-word verdict. Well-prepared, correctly priced homes can move, while listings that miss the buyer pool can still sit or reduce.
The property-level test
The practical test is to identify direct current competitors, recent relevant closings, pending signals where available, and the listing history of substitutes. Broad inventory tells us how much choice exists in the provider's market. It does not tell us how much choice exists for one buyer's exact brief.
