The clock can stop at contract or at another provider-defined event

Zillow reported 60 median days to pending in Vero Beach through August 31, 2026. Redfin reported 96 median days on market for August. Realtor.com reported 86 median days on market in September. Seeing all three is not evidence that one provider is wrong.

Days to pending measures the path to a contract status. Days on market depends on the provider's listing-status and calculation rules. The datasets also cover different periods and potentially different property mixes.

The year-over-year direction is informative

Redfin's 96-day median was 20 days shorter than the prior year. Realtor.com's 86-day median was 7.87% lower year over year. Even with different levels, both indicated improvement in broad marketing time from a year earlier.

That does not mean every home was moving quickly. A median places half the observations on each side. The listing history of direct competitors remains more useful for a specific seller or buyer.

Geography changes the answer too

Realtor.com's county table reported 86 median days for Indian River County and Vero Beach, but 170 for the row labeled Indian River Shores. ZIP code 32963 was shown at 127 days. Those smaller-area rows can have different property mixes and thinner samples, so they should be treated as local asking-market context rather than universal timelines.

A barrier-island home, mainland residence, condo, or acreage property can face a different buyer pool. Broad city timing should not be projected onto a narrower segment without matching evidence.

Planning around market time

Sellers should build a launch, review, and adjustment schedule before going live. Buyers should distinguish a home's total market history from the current listing episode and ask what changed. The public medians provide a baseline, while the specific listing history provides the negotiating context.
