Start with the noun, not the number
A housing statistic is only useful when its noun remains attached. Zillow's Home Value Index is a modeled typical value. Realtor.com's median listing price is an asking-market measure. Redfin's median sale price is a closed-transaction measure. Each can be accurate while differing materially from the others.
The September 2026 Vero Beach examples make the point: $362,300 ZHVI, $425,000 median listing price, and $345,022 August median sale price. Calling all three a 'home price' would erase the information that makes them useful.

Match the geography before comparing values
Vero Beach city, the broader Vero Beach postal market, Indian River Shores, Indian River County, and the Sebastian-Vero Beach MSA can produce different figures because they include different properties. A provider page may also use a market boundary that is not identical to a municipal boundary.
The Florida REALTORS Q1 report explicitly labels the Sebastian-Vero Beach MSA as Indian River County. Realtor.com separately presents county, city, community, and ZIP rows. Zillow's live page at the discovered URL displays Vero Beach, despite an older slug description that suggested Indian River Shores. The displayed geography controls.
Match the period and event
A quarterly closed-sales summary should not be presented as a current-month market update. An August sale price cannot be silently paired with a September listing count as though they came from one synchronized dataset. If a comparison crosses periods, the date difference should be visible.
The same applies to transaction stages. Active listings describe the current offering set. Pending metrics describe contract formation. Closed sales describe completed transactions. Each stage answers a different question and can turn at a different time.
Calculated figures need provenance too
Simple arithmetic can help explain a report, but it should never acquire more authority than its inputs. The $40,000 difference between Indian River County's $415,000 listing median and $375,000 sold median is reproducible. It is not a median seller concession because the two medians come from different sets of homes.
The Q1 MSA category shares are also reproducible: 725 single-family closings and 263 townhouse/condo closings total 988, producing 73.4% and 26.6% shares. By contrast, no valid combined price median can be derived without the underlying transaction distribution.
