Q1 2026: Single-Family and Condo Sales Told Different Indian River Stories

Both categories recorded more closings, while their median sale prices moved in opposite directions.

More transactions in both categories

Florida REALTORS reported 725 single-family closings in the Sebastian-Vero Beach MSA during Q1 2026, 15.1% more than a year earlier. Townhouse and condo closings reached 263, up 49.4%.

The faster percentage growth in the attached-home category does not mean it was the larger market. Single-family homes still represented 73.4% of the 988 closings across the two reported categories.

Price direction split

The single-family median sale price was $427,500, up 6.9% year over year. The townhouse and condo median was $275,000, down 2.7%. More closings did not require both medians to move the same way.

A median can change because the mix of units changes. Without transaction-level price bands, building details, and locations, the one-page summary cannot show whether the shift came from demand, composition, or another factor.

What condo buyers and sellers should not infer

The MSA category includes a broad range of townhouses and condos across Indian River County. It is not a barrier-island-only sample and does not isolate oceanfront, club, age-restricted, or a particular building. The $275,000 median is therefore not a benchmark for a specific condo.

The useful takeaway is that attached-home activity increased sharply at the broad county level while the median softened. A specific decision still needs matched building, association, condition, view, fee, and recent-sale evidence.
